What does the Building Safety Act require for fire systems in higher-risk buildings?
For higher-risk buildings (HRBs — residential 18 m+ or 7+ storeys), the Act demands competent installation, accessible records and a clear chain of responsibility for the Responsible Person. Our designs are documented end-to-end, with audit-ready commissioning records and a designated technical lead per scheme.
What's the difference between BS 5839-1 and BS 5839-6?
BS 5839-1 covers commercial / common-part fire detection — the building-wide system in corridors, lobbies, plant rooms. BS 5839-6 covers in-dwelling detection — the alarms inside individual flats and houses. Most apartment blocks need both, often interlinked at flat-entrance interfaces.
Do you handle PBSA differently from general residential?
Yes. Purpose-Built Student Accommodation typically runs an L1 communal-area system to BS 5839-1, with in-flat detection to BS 5839-6 LD2 or LD3. Voice alarm to BS 5839-8 makes sense for taller blocks. Door-entry, lockdown and CCTV are designed around 24/7 reception staffing and student turnover every September.
Can you support a stay-put fire strategy?
Yes. Many traditional UK apartment blocks use stay-put. We design the detection, compartmentation monitoring and fire-door interfaces to support that strategy where the fire engineer's strategy specifies it, and we can switch a system to simultaneous evacuation if the fire risk assessment subsequently changes.
Do you offer ongoing maintenance contracts?
Yes. Annual servicing to BS 5839 + BS 5266, with documented records the Responsible Person can hand to a building-control inspector or insurer. Honeywell CLSS Self-Test detectors are increasingly the route to lower in-dwelling disruption on big estates.
